Drywall Repair After Leaks, AC Overflows and Floods

Water is the number one cause of the drywall and ceiling damage we repair. A clogged AC condensate line, a slow plumbing leak or a storm can leave stains, soft spots and sagging drywall. The Helpful Handyman replaces the damaged drywall and finishes it so it blends in perfectly with the rest of the room.

Common Causes We See

  • AC overflow pans — the attic air handler's drain line clogs, the pan overflows, and water soaks the ceiling below. This is extremely common in our area.
  • Plumbing leaks — supply lines, drains, toilets and tubs leaking into walls or the ceiling below.
  • Roof leaks — stains that grow after every heavy rain.
  • Flooding — wet drywall along the bottom of walls after water comes into the house.

Our Repair Process

  1. Fix the source first. The leak has to be stopped before any drywall goes back up. If you need a plumber or roofer, we'll tell you.
  2. Make sure it's dry. Closing up wet framing traps moisture, so we confirm the area has dried out.
  3. Cut out damaged drywall and replace it with new board.
  4. Tape, finish and texture to match the existing wall or ceiling — brush, spray, roll or smooth.
  5. Prime and paint with a stain-blocking primer and a custom color match, or repaint the whole wall or ceiling.

How Long Does It Take?

A typical ceiling or wall patch is about four to five hours of work, with painting usually the next day after the compound dries. Large jobs — like a flooded room or water damage spread across several rooms — can take several weeks from tear-out to final paint. We'll give you a clear timeline up front.

"Had an AC drain get plugged and needed the bathroom ceiling fixed... Josh is by far the best. Great communication, quality work, friendly and fast. 10 out of 10 - will definitely use again!"

Water Damage Repair FAQ

Do you fix the leak too?

We repair the drywall and finish work. For the leak itself, you may need a plumber, roofer or AC technician — fixing the source first keeps the new repair from getting damaged again.

Can a water-stained ceiling be painted instead of replaced?

If the drywall is dry and still solid, priming and painting can work. If it's soft, sagging or crumbling, it has to be replaced.
